Why heat does more damage here than most people expect
Attic temperatures in South Texas commonly pass 140 to 150 degrees in summer. When the attic can't breathe, that heat sits under the decking all afternoon. Shingles lose their oils sooner, turn brittle and crack along the tabs. On a dark roof with one or two small vents, we often see wear that would normally take years longer to show.
On older Pleasanton homes, the soffits may be solid wood with no vents at all, or vents buried under decades of insulation. The fix starts with intake. We cut or open soffit vents, add baffles so insulation stays clear, then match the exhaust with a ridge vent or box vents. Our ventilation work is usually done during a reroof but can stand alone.
Can a radiant barrier help an older ranch house?
It can. A foil barrier stapled under the rafters reflects much of the heat radiating off the deck, which lowers attic temperature and eases the load on your air conditioner. It does the most good combined with ventilation, not in place of it.
We look at the attic layout first. Low-slope sections and tight eaves on some older homes leave little room to work, and we'll say plainly when a barrier isn't worth the cost for your house.
What do ranch properties around town need after a storm?
Spring storms across Atascosa County bring wind gusts that lift metal edges and shingle tabs, plus occasional hail. On ranch homes, check the porch roof, carport and barn as well as the house. A lifted rake trim or loose ridge cap on a metal building can let the next storm peel back several panels.
We inspect every structure, tighten or replace fasteners, and photograph damage per building. For leaks already letting water in, emergency roof repairs cover the opening until permanent work is scheduled. If the shingles are past saving, our South Texas roof lifespan guide helps you plan what goes on next.
Getting more years out of the next roof
When we reroof a Pleasanton home, we pair lighter shingle colors with balanced venting and new drip edge, and we replace every pipe boot instead of reusing sun-cracked ones. Those choices cost little at install time and slow the heat aging that shortens roofs this far south. Phone (210) 750-1898 if you'd like us to look at yours.
