What does a manufactured home roof in Elmendorf really need?
Many manufactured homes have a roof only a few inches higher in the middle than at the edges, built from metal sheets or shingles over light trusses. With so little slope, water lingers, and the seams, vent boots and edge trim do most of the work of keeping it out. That's where nearly every leak we trace on these homes starts.
A tired older metal roof can often be cleaned, its seams sealed and a coating applied across the whole surface. Silicone roof coating works well on these low roofs because it holds up to standing water and reflects heat. If the roof has many soft spots or sags, coating it won't fix the structure underneath, and we'll show you what we found.
Is a pitched roof-over worth it on your manufactured home?
A roof-over adds light trusses on top of the existing roof, creating a real slope covered with shingles or metal. It sheds water far better and shades the old roof, which helps with summer heat. It's also a bigger project, and the home's walls and frame need to be able to carry the added weight.
We check the structure and the home's condition before recommending one, and some manufacturers or local rules may limit what can be added. When a roof-over makes sense, light 5V metal panels are a common choice because they add little weight. When it doesn't, a coating or resealing keeps the home dry for less money.
Rural lots, septic fields and keeping the job clean
Homes around Elmendorf usually sit on lots with a septic tank and drain field somewhere between the driveway and the house. A loaded roofing truck or dumpster can crack a tank lid or crush field lines. We ask where your system is before the job and keep heavy equipment on the drive or on firm ground well away from it.
Tear-off debris gets the same care. We run magnetic sweepers across the yard and gravel drive for nails, because a flat tire on a long rural road is no small thing. For site-built shingle homes, our full reroof service includes those steps along with decking checks and new vent and pipe boot work.
