Shingle and metal shop roofing in Marion (78124)

Marion sits where western Guadalupe County turns from farmland to new rooftops. On one road you'll find a brand-new subdivision; on the next, an older house with a steel shop out back. We handle both, driving out FM 78 from San Antonio past Converse, Schertz and Cibolo.

Short answer

Most Marion roof calls fall into two groups: wind and hail damage on shingle homes, and leaks or rust on metal shops and barns. Open fields give storms a long run before they reach your roof, so ridge caps and edge metal take a beating. We inspect the house and any outbuildings on the same visit and photograph what we find on each.

What does open-field wind do to a Marion shingle roof?

Homes on the edge of town often have nothing but pasture between them and an approaching storm. Gusts hit the roof edges and ridges at full strength, and that's where we find most wind damage here: ridge caps torn loose, shingles creased along the top course, and drip edge bent upward at the corners.

A creased shingle may lie flat again the next day, but its seal is broken and the next storm will finish the job. We check the windward slopes by hand, lifting tabs to test adhesion. Small areas can be resealed or replaced. When a whole slope has lost its seal, storm wind repair across that slope is usually smarter than chasing shingles one at a time.

If you're replacing anyway, higher wind-rated shingles and extra nails per shingle make a real difference on exposed lots. Starter strips at the eaves and rakes matter just as much, and they're easy to skip on a rushed job.

Why does the metal shop roof drip on a dry morning?

A shop that drips with no rain in the forecast usually has a condensation problem, not a leak. Warm, humid air meets the cold underside of bare steel overnight, and the water rains down on tools and equipment. Adding insulation with a vapor barrier, or a vented ridge, often solves it without touching the panels.

Real leaks on older shop roofs tend to come from three places. Rubber washers on exposed screws dry out and crack, clear skylight panels yellow and split in the sun, and ridge closure strips shrink and let rain blow in. Our shop and barn roofing work covers all three, and swapping screws and skylight panels costs far less than new steel.

Is your newer Marion home ready for its first hail claim?

Many Marion subdivisions are young enough that the original roof hasn't been through a big hailstorm yet. That makes now a good time to get a baseline: dated photos of each slope, the vents, the gutters and the attic. If hail does come, a before and after record makes it much easier to show what the storm actually did.

Texas law bars roofers from waiving or rebating your insurance deductible, so be wary of anyone who offers that at your door after a storm. A post-storm roof check gives you an honest answer first. If there's damage worth claiming, our claim support means photos, measurements and a scope your adjuster can follow, while claim decisions stay between you and your insurer.

Roofing questions from Marion

Why are the clear skylight panels on my Marion shop roof leaking?

Clear or translucent panels on Marion shops take full sun all day, and over time they turn yellow, get brittle and crack around the fasteners. Hail speeds that up. We replace them with new panels that match your steel profile, using fresh closures and screws with new washers. If you don't need the light, solid steel panels can go in their place.

How far do you travel to reach homes in Marion?

Marion is a straight drive out FM 78 from our downtown San Antonio office, past Converse, Schertz and Cibolo. We cover the town itself, the newer subdivisions around it and acreage farther out toward Seguin. Our phone line is answered 24/7, so after a storm you can reach us any hour and get on the schedule.

Should a newer Marion home get a baseline roof inspection?

It's worth doing if your Marion roof hasn't been inspected since the house was built. A baseline gives you dated photos of every slope, so storm damage later is easy to separate from installation issues. It also catches common builder shortcuts, like missing kickout flashing or short nails at the ridge, while they're still cheap to correct.

What causes ridge caps to blow off homes in Marion?

On open lots around Marion, ridge caps take the strongest wind on the roof. They come loose when the nails are too short to grip through the ridge vent, when caps are cut from regular shingles instead of a dedicated cap product, or when the seal strip never sealed in cool weather. We reinstall with proper cap shingles and longer nails into the decking.
