Why tile roofs here leak long before the tile wears out
Concrete and clay tile can outlast the house when it's left alone. The layer under it can't. In Fair Oaks Ranch, many tile roofs went on in the 1990s and early 2000s over felt underlayment, and after years of attic heat passing 140 degrees, that felt turns brittle and splits along the battens. Water then rides under sound tile and shows up as a ceiling stain two rooms away.
We start a tile repair visit by walking the roof on the strong points of each tile, never the middle, and marking cracked or slipped pieces. Then we pull a test section near the leak to see the underlayment directly. If it crumbles in the hand, patching tile alone won't hold, and we'll show you photos explaining why.
When the underlayment is spent across the whole roof, the usual answer is a lift and relay. We remove the tile, stack it on the lot, install new synthetic underlayment and flashing, then reset the original tile with replacements for any broken pieces.
Can standing seam sections be repaired without new panels?
Often, yes. Many homes off Ralph Fair Road and Dietz Elkhorn mix tile on the main roof with standing seam over porches, bay windows or a detached garage. Those metal sections rarely leak through the panel itself. The trouble points are ridge closures, end laps on low slopes, and the transition flashing where metal butts into a tile field.
On a metal roof service call we check panel clips for movement, reseal the ridge and replace dried closure strips. Where a tile to metal transition was flashed with a bent piece of sheet and a bead of sealant, we rebuild it with proper counterflashing so it doesn't depend on caulk surviving another summer.
What spring hail does to a roof that spans three counties
Fair Oaks Ranch straddles Bexar, Kendall and Comal counties, and spring storms crossing the Hill Country don't care about the lines. Hail tends to crack concrete tile at the corners, chip the glaze on clay tile, and dent standing seam ribs. Dents in metal are often cosmetic. Cracked tile is not, because water reaches the underlayment through the break.
After a storm we'll do a post-storm roof inspection that counts broken tiles per slope and photographs dents with a scale in the shot. If a claim makes sense, you get the photos to send your insurer. Texas law keeps roofers from acting as your adjuster or waiving your deductible, so we stick to documenting damage and doing the work.
How we protect big lots, oaks and driveways during the job
Wide lots make staging easier, but they also mean long carries and oaks that hang over two or three roof planes. We cover beds and drives with tarps, load tile onto the roof in small stacks so no single area carries too much weight, and cut nothing without your say-so. Leaves pulled from valleys get bagged, not blown into your yard.
Many Fair Oaks Ranch neighborhoods carry deed restrictions or architectural guidelines on roof material and color. If you're weighing a switch from tile to lighter synthetic slate or metal, check those rules first. We'll provide samples and spec sheets for any review, and if you'd like to talk through options, give us a call at (210) 750-1898.
