Why do porch roofs in Jefferson leak at the wall?
Many homes here have a full or partial front porch with a low roof tucked under the main eave or against a second-story wall. That joint relies on flashing that's often 40 or more years old, or was long ago replaced with roofing cement. Once it cracks, water runs down behind the siding or stucco and soaks the porch ceiling.
We remove the old material, check the porch beam and ledger for rot, and install new step flashing and counter flashing cut into the mortar or tucked under the siding. If the porch roof is too flat for shingles, a modified bitumen membrane handles standing water better. These repairs look small but stop damage that shows up years later as a sagging porch ceiling.
How do you work safely on Jefferson's steep Tudor gables?
Tudor Revival roofs here can be steep enough that walking them without equipment is unsafe. We set roof jacks and planks, use harnesses, and stage material at the eave so nobody is carrying bundles up a steep face. It takes more setup time, which is why steep roofs cost more per square than a low ranch roof.
Steep roofs also have long valleys and decorative dormers that collect water. We open the valleys, replace worn metal or woven shingles with a properly lined valley, and reseal around dormers. For full reroofs, our shingle roofing options include heavier architectural lines that hold up on steep slopes the whole street can see.
What should you check if your home sits in a historic district?
Some streets on the near west side are in local historic districts, and exterior changes there are reviewed by the City of San Antonio Office of Historic Preservation. Switching roof material or color, or removing clay tile accents, can draw review. Matching what you have is usually simpler. We'll check whether your address falls inside a district before pricing the job.
Older chimneys are the other common item. Brick chimneys from this era often have worn flashing and loose crowns, and they're a frequent source of attic stains. Our chimney flashing work handles the roof side, and we'll say when the masonry needs a mason. Give us a call at (210) 750-1898 and we'll set a time to look.
