Why ranch metal roofs leak at the screws, not the panels
Exposed-fastener metal moves every day. Panels stretch in afternoon sun and shrink at night, and over the years that motion loosens screws and cracks the rubber washers under them. On a Bandera County barn, the first sign is usually a row of drips across the floor in the same spots every rain.
We replace failed screws with oversized ones that bite into fresh metal, seal laps and ridge caps, and swap out bent or rusted trim. That kind of metal roof repair can buy many more years from panels that are still solid. If rust has opened holes across many sheets, a new 5V crimp roof is the better use of money.
Should the house and the barn get the same roof?
Not always. A barn or hay shed does fine with 5V crimp fastened to purlins. A house usually benefits from solid decking, synthetic underlayment and either 5V or standing seam metal, which hides its fasteners and needs less upkeep. Matching colors across every building is easy with either panel type.
Doing several buildings in one trip saves on travel and setup. While we're out, we'll also look at arenas, carports and well houses, and note which ones need work now and which can wait a few seasons. You'll get photos of each structure so you can plan and budget the work over time.
Planning roof work around gates, livestock and low-water crossings
Many Bandera County properties sit at the end of long caliche roads with gates, cattle guards and crossings that flood after heavy rain. Before a job, we confirm gate codes, where a trailer can turn around, and whether stock needs to be moved out of a pasture we'll cross. If rain is in the forecast, we'd rather wait a day than sink a loaded trailer at a crossing.
From San Antonio, SH 16 runs through Helotes and up into the hills to Bandera, and SH 46 links the county east toward Boerne. If your place is closer to Helotes on the Bexar County side, our roofers drive that road often. Phone (210) 750-1898 if a storm has torn trim or panels loose, and we'll set a time to come out.
