Why do wind and slope matter so much on Timberwood Park roofs?
Many lots here climb or fall away from the street, so one side of the house may sit higher and catch the full south wind every afternoon. That exposed slope is where we find creased shingle tabs and broken seal strips first. A shingle that has lifted once rarely sticks back down on its own, and the next gusty storm peels it right off.
On metal roofs the weak point moves to the fasteners. Exposed-fastener panels on homes and shops expand in the afternoon heat and shrink overnight, which slowly works screws loose and wears out the rubber washers. We back out the tired screws, step up a size where the hole has wallowed out, and reseal the laps. Our page on how we repair metal panels walks through the full process.
Can one visit cover the house, the barn and the workshop?
It can, and on Timberwood Park acreage it usually should. Outbuildings get ignored until a leak ruins stored tools or feed, and the same hailstorm that dented the house hit the shop too. We walk every roofed structure on the property and photograph each one separately, so you end up with a clear record for each building.
Barn and carport roofs are often 5V or R-panel screwed over purlins with no decking at all. That makes them quick to re-skin, but it also means a missing screw drips straight onto whatever is parked below. If a structure is due for new panels, we'll price 5V crimp panels against standing seam so you can weigh cost against the look of your home.
What changes when your home sits outside San Antonio city limits?
Timberwood Park is unincorporated Bexar County, so the rules that apply inside the city may not match what applies at your address. Before a replacement we confirm the requirements for your lot rather than assuming. Some sections also carry deed restrictions on roof color or material, and it's worth pulling those papers before you settle on a bright metal finish.
Staging is the other practical difference. Long driveways, gates, limestone ledges and septic fields limit where a roll-off dumpster or a material truck can sit. We'll walk the drive with you, keep heavy loads off the septic area, and plan the tear-off so shingle debris and nails stay out of the yard where kids and dogs run.
How do live oaks and cedar shorten roof life on these lots?
Wooded lots keep homes cooler, but branches that rub the roof grind off shingle granules and scratch metal coatings down to bare steel. Cedar and oak debris also packs into valleys and behind chimneys, holding moisture against the roof long after a rain. We point out every contact point and tell you which limbs need an arborist before they cause more wear.
Gutters on these lots fill fast, and an overflowing gutter can push water under the first course of shingles. Pairing a repair with guards sized for oak leaves cuts down on that. If the April 2016 storm or a later hail event left damage you never had looked at, a post-storm roof check tells you where things stand.
